Floorplan

Beautiful, bountiful and characterful six bedroom (five doubles, one single) bay-fronted semi-detached Victorian house with a large and sunny south-east facing garden; this extends over 70 feet (with a cute garden studio at its foot), and is pleasingly surrounded by more mature gardens to all sides. Parking is unrestricted on the street.

Find your new home on a favoured and wide Brockley Conservation Area street, in catchments for all the popular local schools, just an eight minute walk from Brockley Station (or 12 from Crofton Park Station).

This is a genuinely rarely available offering: the current owners have owned and enjoyed the large family house for over two decades.

A fairly deep front garden fronts the house. In the gate, up the traditional-tiled path, and there is a little porch before your main front door.

Your front door is part-glazed with glazed panels above and to each side too - which makes for a bright and welcoming hall space. Your stairwell leads up ahead, while your formal reception rooms rest to your left. These can be divided or connected via stripped timber folding doors - suiting mood or occasion.

Your front first reception room is over 16 feet by over 13 feet, your second one is over 13 feet by over 11 feet. Attractive tiled fireplaces feature to both, as do rich red walls. Skirtings are high and you have gorgeous coving and ceiling rose detailing plus picture rail. Original box work and original shutters bring a smile in the second reception - to the French doors, which deliver you to the wide side return area of the garden.

At the foot of the hall is your dated yet fully functioning kitchen, with sash window, slate floor tiling, an opened-up fireplace, a cute original alcove cupboard, and a vertical radiator.

A part-glazed stripped pine door from the kitchen leads you to a small extension to the original footprint of the house - this is a Crittall-windowed utility room/downstairs w.c.

From here, open another part-glazed door out to your part-walled, well-established sunny garden. You will note the well-stocked borders and generous lawn. The gardens orientation and size means you are in for all day sun. There is shade to be found under trees though, and you also have a delightful timber garden studio.

Up the stairs and from the half-landing you have your first double bedroom, in a calming pale yellow hue, and with a feature fireplace. It is 12 feet each way and looks out over the garden.

From the main landing, you have a second double to your right (over 12 feet by nearly 14 feet, and with another lovely fireplace and verdant vistas), then the principal bedroom to the front. This is over 13 feet by over 16 feet, with custom-made to-the-ceiling wardrobes to both alcoves, and another fireplace with marble surround. The big bay window is the icing on the cake.

The floor is completed by the propertys main bathroom, which has a sash window and traditional-style sanitary ware and fittings.

The second floor (a full original one, not a loft extension) delivers two double bedrooms and a single. Your double bedroom set to the back of the house is over 13 feet by over 11 feet, with a slim original alcove cupboard, and feature fireplace. The double bedroom to the front has twin sash windows and is 14 feet by 13 feet, and next door is your single (complete with little basin) of 10 feet by 7 feet. Next door is a small but welcome shower room. Finally, you have a large part-boarded loft - accessed from the landing.

Whats around? Hilly Fields (walk five minutes) is a brilliant public green space with sports courts, playground, popular cafe, and even a stone circle! Its summit stands 175 feet above sea level - offering incredible panoramic views. Other local parks include Ladywell Fields and the Telegraph Hill hillside ones, plus Brockley and Ladywell Cemetery.

Brockley Market (a fabulous foodie one which runs on Saturdays 10am-2pm) is but a seven minute walk. The Talbot pub is a nice local with fairly new management and a strong garden. Middleton Deli is a good tip for coffee, pastries and brunches.

Brockley has strong independent bars and restaurants such as Ellarys, Mauby and LOculto and cool bars: Brickfields and Joyce, and you have Brockley Brewery of course - should tap room be more your style.

The Deptford High Street area - including Deptford Market Yard - is very trendy, with bars, night spots, cafes, restaurants and breweries. We particularly rate The Dog & Bell, Salt, SoDo, Marcella, The Watergate and Villages. Deli X is nice for fresh loaves, coffee and suchlike.

Central New Cross is close, with contemporary art gallery (Goldsmiths CCA) within the Goldsmiths campus, plus a good variety of pubs; we rate The Earl of Derby and The Rose Inn. Meze Mangal (on Lewisham Way) serves up good value Turkish food. Central Lewisham is handy for mall style shopping and a strong leisure centre (Glass Mill), markets, and DLR trains.
